for your project. We also stain siding and decks. We protect all areas that
are not being painted and are extra careful around the customers landscaping.
We clean up at the end of each day & when we are finished, ensuring that
your property is left the way we found it.
Many times homeowners have questions about the process of painting their
house. Below is a detailed preparation and painting procedure for a typical
home. After 20 years of experience and after painting hundreds of homes,
we believe our process will insure that your home will be painted on time,
for the price quoted and your expectations will be met.
- We will suggest finish and type of paint including paints with a lifetime warranty. Samples can be applied if requested. This will allow homeowner a chance to see the color on the whole house. Primer coat will be tinted to approximate color of finish coat color.
- We will protect all plants, furniture and grills with drop cloths or plastic before we begin.
- All shutters will be removed
- Scrape and power sand exterior of home using our HEPA vacuum system as required. All surface areas will be sanded to insure a tight bond and a smooth surface. These areas will be dusted off prior to painting.
- Power wash complete exterior of home to remove all loose paint, caulk, debris, mold and mildew
- Putty all window sashes, caulk holes, cracks, voids, etc, using a caulk with a 30+ year life.
- Make any minor carpentry repairs like nailing in loose shakes, shingles or moldings. These minor repairs are included in the contract price.
- Evaluate exterior and report to homeowner any rotted or broken wood that needs replacing. If required, we will make necessary repairs. This would be at a time and material rate or a firm price as agreed to by homeowner.
- Apply primer/sealer to entire home including all trim, shutters, soffits, etc. All bare wood, bleeding or stained areas will be thoroughly primed with an oil based primer.
- Re-evaluate surface condition of home and, if necessary, sand, caulk and putty.
- Spot prime any re-sanded surfaces. No areas will be painted if not dry or ready for paint.
- Apply 2 coats of exterior paint unless specified. Most areas are brushed and rolled. Spray techniques produce a better finish for some surfaces like aluminum siding. Occasionally, wood shakes are sprayed and then back brushed.
- Remove all storm windows so exterior of windows may be painted.
- Apply finish coat to all trim work including windows, doors, soffits, etc.
- The front of all shutters are painted and replaced when dry.
- Give a final inspection of the home’s surface condition and make any necessary final touch-ups.
- Conduct walk through with homeowner to insure satisfaction.
At the end of each day we will:
- Place all coffee cups, lunch bags etc. in garbage container and take to street on garbage day.
- Clean up all paint chips on premises.
- When paint is sufficiently dry hang mailbox, shutters, numbers, etc in their original positions.
- Replace all storm windows; all outlet covers, air conditioner vent covers & weather-stripping.
- Check all patios, decks, etc. to remove any paint spills or drips. Rake all mulch or dirt along foundation.
- Check all non-painted surfaces for paint spills or drips including windows, furniture, etc.
